Is Curb Appeal Really That Important?

They say you never get a second chance to make a first impression. When it comes to selling your home, that first impression is curb appeal. When a prospective buyer drives up to your home, you want their initial thoughts and feelings to be positive.You want the sight of your home to conjure up feelings of positive anticipation of what's to come once they open the front door.  Even if the inside of your home is perfection, you don't want your buyers initial thoughts to be, "Ugh, this yard needs a lot of work."

Below are some simple and inexpensive ideas for adding curb appeal:

Trim back trees and bushes, especially if they are covering your home. 

Replace the old mulch with new mulch.

Add pops of color with hanging baskets or a nice planter by the front door.

Get easy landscaping ideas from Pinterest, driving around your neighborhood, or other neighborhoods.

If your front door is worn or faded, paint it. Consider using a pop of color here is well.

If your identifying house numbers are hard to find, consider replacing or adding them to the exterior of your home (how many times have you been annoyed trying to find someone's house and  can't find the numbers).

Pressure wash sidewalks, entryways, and the exterior of your home. 

Consider updating light fixtures. This is a relatively inexpensive solution that can add value and curb appeal. 

Just as you stage your home by decluttering and depersonalizing, you should depersonalize your yard (Yep, time to remove your pink flamingos and yard gnomes).  

When assessing your yard, look with "buyer's eyes" ask a relative or neighbor for their opinion ( YOU MUST promise them that your feelings will not be hurt). 

Make sure you check with your homeowner's association before you make any significant changes to your yard (even the color of your mulch can be something that has to be an approved color).  Most of these items are inexpensive ways to add curb appeal that will have your buyers saying, "I'll take it!"
